Capital Square 1031 Completes Three Retail DST Offerings

Capital Square 1031, a sponsor of replacement property for Section 1031 exchanges, announced that three of its Delaware statutory trust offerings, comprising five grocery-anchored shopping centers in North Carolina and South Carolina, and one fitness center in Ohio, have been fully subscribed by investors.

Approximately 65 investors subscribed to CSRA Columbus OH Fitness DST; CSRA Grocery Portfolio I DST; and CSRA Grocery Portfolio II DST.

CSRA Columbus OH Fitness DST includes a 53,206-square-foot, two-story fitness facility located in the Columbus suburb of Powell, Ohio. The building is 100 percent leased on a long-term basis to LA Fitness, the largest health club operator nationwide.

CSRA Grocery Portfolio I is comprised of three shopping centers totaling 140,000 square feet and anchored by Food Lion, a leading Southeastern and Mid-Atlantic supermarket retailer. The properties are located in Asheboro and Fayetteville, North Carolina and Conway, South Carolina.

CSRA Grocery Portfolio II includes two shopping centers totaling nearly 107,000 square feet and anchored by Food Lion. The two properties are located in Eden and Carthage, North Carolina.

Capital Square 1031 sponsors institutional-quality real estate exchange programs that qualify for tax deferral under Section 1031 of the Internal Revenue Code. The firm provides a range of services, including due diligence, acquisition, loan sourcing, property management/asset management, and disposition for high net worth investors, private equity firms, family offices and institutional investors.
